Which Metro Detroit areas do you serve for apartment roofing?
We serve apartment buildings, multi-unit properties and commercial buildings across Detroit and the tri-county area — Wayne County, Oakland County (including Royal Oak, Troy, Birmingham, Novi and Rochester Hills) and Macomb County (including Warren and Sterling Heights).
Can you repair flat-roof damage without replacing the whole apartment roof?
Often, yes. If the deck and insulation are dry and the problem is limited to flashing, seams or rooftop equipment curbs, we'll recommend a commercial roof repair or a coating instead of a full tear-off. A saturated or failing roof may need replacement.
Can you plan the work around tenants?
Yes. Before work starts we go over access, parking, material staging, entryways and scheduling with the owner or property manager, so you can give residents notice. Material lifts are scheduled during low-traffic hours wherever the property allows it. Roof work does create some noise and disruption.
How do you get material up to a multi-story apartment roof?
We use a crane to lift shingles, membrane and other material to the roof where the property needs it. Crane access keeps stacks off the parking lot and walkways, reduces damage to landscaping and drives, and keeps crews from hauling material through resident stairwells and hallways.
How do you keep residents, pets and cars safe during the job?
Every work shift ends with a magnetic nail sweep of the walkways, entry paths and parking lots, so nails and fasteners that hit the ground are pulled out of the property before residents and their cars come back through. We also keep fire lanes and entryways clear for the duration of the project.
